Brackenrite Business Park, Cape Town Management Contract
Bill managed this project initially as a Director of the Group Five Property Development Division and later as a Managing Agent. Taking over at 30% occupancy and improving to 90% occupancy this ex Everite Factory increased in value from R12.0m at the inception of the management contract to its selling price of R65.0m some three years later. The new owners elected to manage the property themselves.
WITS University Facility Management Contract
In the year 2000 Bill and his team at Gretev (a property management consortium led by Group Five) won the first facility management contract issued by WITS University for their entire Braamfontein Campus, some 480,000 sqm of buildings. The contract required the team to inspect all buildings, list repair work to be done and price the same, then develop an annual maintenance budget designed both to eliminate the inherited maintenance backlog and to keep abreast of the current maintenance requirement. As an extra to the FM contract the company was required to identify with a barcode all movable assets throughout the University and also to take over the management of the Johannesburg College of Education (comprising a further 180,00 sqm of buildings) when that property was awarded to WITS by the government during the term of the contract.
Anglo Platinum Housing Management Contract
The original tender was for 2,500 mining houses in Rustenburg and was awarded to Group Five as a “design, build, finance & manage” contract.
On completion of the construction portion of the contract, Bill and his team were required to draw up operating and maintenance budgets and to plan and execute the management and maintenance of the 2,500 units some of which were free standing, and others included in a Body Corporate and all encompassed within a Property Owner’s Association.
Everite House Braamfontein Management Contract
This 11,500 sqm building belonged to one of the Group Five Pension Funds. When Bill took over the management contract in 2005 the building was some 40% full and valued at R14.0m. In 2009 the building was 100% full and sold for R56.0m. The new owner elected to manage the building themselves. The management contract included securing tenants, renewing leases, managing the rent collection, setting annual maintenance budgets and organising the maintenance, security, gardening and lift contracts.
The Gantries (POA and BC) Management Contract
In 2006 when The Gantry was first established Bill was invited by the developers, Group Five Construction to manage the Gantry until the first Body Corporate Meeting could be held. At the first meeting, the owners present confirmed Bill as the Managing Agent for the complex, a contract he has held ever since.
Every year the auditor has given the Gantry a clean audit and the complex has been successfully managed within the agreed budgets.
Over the years there have been several serious issues to be resolved, namely a claim from the City Council for nearly two million rand for arrear rates and a further claim for R760k for water arrears, both arising from the pre-establishment time of the project. Working with a consultant, Bill successfully resolved these issues to the great advantage of the Owners.
Green Africa Properties Management Contract
During 2009 Aldabri was appointed as the Managing Agent for one of the properties in the Green Africa Group, an Industrial Park in Wychwood, Germiston. After about 18 months the decision was taken to outsource the management of the entire portfolio nationally, but to another service provider. Bill was still involved but on the letting side. After about six months the Owners became dissatisfied with the service being provided by the alternate supplier and Aldabri was once again appointed as the Managing Agent, but this time for the entire portfolio, a contract still held today.
